Co-hosting

Run like it is ours.

We co-host homes with 3 or more bedrooms across New England on the systems the large operators use, with two founders answering instead of a call center. You keep the listing, the payout and the final say.

The living room of the flagship home: a cream sofa, a wood slat wall with a mounted television and a black-railed staircase.

How it works

How it works

Three steps. The free one comes first, and nothing material happens before a signed agreement.

  1. Property Fit Review

Thirty minutes, free, by phone or video. We look at the property, the market and your goals, and you get a one-page fit summary: a realistic revenue range labeled as an estimate, the package that fits and why, the highest-impact improvements and a clear yes, no or not yet.

    You
Share the address, the bedroom count, the home's current status and your revenue goal. A link to the listing helps if there is one.
    We
Do the market read and tell you straight whether the home fits what we run.
  2. Property Analysis and onboarding

Owners who want the full workup before committing take the $350 Property Analysis, credited to the setup fee if you sign within 60 days. Then the agreement and setup fee, and the launch: photography, listing build, pricing model, cleaner and vendor setup, smart lock and supplies, house manual and guest messaging, registration and tax setup.

    You
Sign the agreement, settle the setup fee, approve the plan and the house rules.
    We
Run the launch week by week, and you know what happens each week before it happens.
  3. Live

Your listing goes live, typically a few weeks from signing. From then on: dynamic pricing repriced daily, guest communication, turnover coordination, review responses and a monthly owner statement from Hospitable.

    You
Read the statement. Block the nights you want within your owner-use allowance.
    We
Everything in your package, every week, with quarterly performance recommendations.

The two packages

Two packages, one standard

Both run on Hospitable, PriceLabs and Turno, with the same people behind them. The difference is who handles the physical work at the home.

Remote Performance

You keep local hands. We run everything else.

From 20%of net host revenue

Setup, takeover
$1,500
Setup, new launch
$2,500 to $3,500

Owners with a reliable local contact (their own cleaner, handyman, neighbor or home-watch service) who want pricing, listing, guest communication and reporting run professionally.

Included

  • Listing creation and optimization
  • Dynamic pricing with PriceLabs and revenue management
  • Calendar and reservation management
  • All guest communication and screening
  • Review management and responses
  • Cleaning coordination through Turno
  • Remote vendor dispatch using the owner's vendors or Beacon-sourced vendors
  • Damage claim filing and assistance
  • Monthly owner statement
  • Quarterly performance recommendations
  • Hospitable operations stack

Not included

  • On-site emergency response
  • Routine property visits
  • Supply delivery and physical restocking
  • Lockout visits
  • Handyman labor
  • Trash and snow
  • Waiting on site for vendors
  • In-person guest support
  • Inspections beyond an optional paid visit

A named local contact for physical response, or Beacon establishes one during setup.

Expenses over $75 need your approval first. Clear exit terms on both sides. No material work before a signed agreement. Setup fees are due in full at signing and work begins when the payment clears. Second and later listings from the same owner receive 25 percent off the setup fee. On-site visits beyond the included scope are $95 each, agreed in advance.

Which one fits

Which one fits?

The honest test is one question: do you have someone local you trust to open the door?

Choose Remote Performance if

  • You already have a cleaner you trust and a handyman who picks up.
  • You are hours from Worcester and want a team that runs the screen work while your local hands handle the home.
  • You want pricing, listing, guest messaging, reviews and reporting run professionally without paying for a local layer you already have.

Choose Full-Service if

  • You want the whole operation handled, including recruiting and managing the cleaner and vendor bench.
  • You want quarterly inspections, supply oversight and someone coordinating emergency dispatch.
  • The home has a pool, a hot tub, a dock or 6 or more bedrooms, and you want it run to a higher standard than a shared cleaner's schedule.

Either way: you keep ownership of the listing, control of your payouts and the final say on house rules and your own stays.

A week with us

What we actually do each week

The work is unglamorous and constant. That is the point.

  • Reprice every night on your calendar, daily, with PriceLabs, and review the model ourselves.
  • Answer guests through Hospitable automations with Kyle and Angelica behind them, from the first inquiry to the checkout message.
  • Screen bookings before they are confirmed.
  • Schedule every turnover through Turno from the booking calendar, with a checklist for each one.
  • Dispatch your vendors, or ours under Full-Service, when something breaks.
  • Respond to every review and act on what the reviews say.
  • Reconcile the month into an owner statement from Hospitable, and add performance recommendations every quarter.

What stays yours

What stays yours

  • The listing, in your account, with its reviews.
  • Your payouts, paid to you.
  • The final say on house rules, minimum stays and pricing floors.
  • Your own use of the home, within an owner-use allowance set per property in the agreement.
  • Approval of any expense over $75 before it is spent.

Mid-term stays

Mid-term stays, where they fit

We offer furnished stays of 30 nights or more alongside short-term bookings where the home and its market suit them. The details are set per property. Ask about it in your Fit Review.

FAQ

Common questions about the service

What does Remote Performance not include?

Remote Performance runs everything that can be done from a screen and leaves the physical work to your local contact. It does not include on-site emergency response, routine property visits, supply delivery and restocking, lockout visits, handyman labor, trash and snow, waiting on site for vendors, in-person guest support or inspections beyond an optional paid visit. You name a local contact for physical response, such as your cleaner, a handyman, a neighbor or a home-watch service, or we establish one with you during setup. When a visit from us is the right answer, it is $95 per visit, agreed in advance. If you would rather we run the local operation too, that is Full-Service.

Why does Full-Service cost more than Remote Performance?

The difference buys the local operation. With Full-Service we establish and manage the cleaner and vendor bench, coordinate emergency dispatch and maintenance, oversee supplies and restocking, run quarterly quality inspections, manage local access and handle in-person troubleshooting through our field network. With Remote Performance that layer stays with you and your local contact. Both are real options, and the right one depends on whether you have someone local you trust. Complex homes, such as those with a pool, a hot tub, a dock or 6 or more bedrooms, are quoted individually in the Fit Review.

What happens at 10 pm when a guest has a problem?

The guest gets a fast answer, and a person behind it. Hospitable automations handle the common questions on the spot, such as the door code, the wifi or the checkout time, and anything that needs judgment goes to Kyle or Angelica, not a call center. If the problem is physical, a lockout or a leak, your named local contact responds under Remote Performance, and under Full-Service we dispatch from the cleaner and vendor bench we manage for you. Every exchange is logged in Hospitable, so you can read it later. We are a small team, and we built the system so the guest never feels that.

How does the pricing work?

Every night on your calendar is repriced daily with PriceLabs, using demand, season, lead time, day of week and local events, and we review and adjust the model ourselves. Minimum rates, minimum stays and gap rules are set for your home so the automation works inside limits we agree with you. New England is seasonal, with summer on the coast and the lakes, foliage in the fall and ski season in the mountains, and the model is tuned to your market's calendar. Static pricing is the most common reason a good home underearns. You see the results on your monthly statement and in our quarterly performance recommendations.

Who cleans the home, and how is quality checked?

With Remote Performance, your own cleaner does the work and we coordinate every turnover through Turno, with a checklist for each one. With Full-Service, we recruit, manage and quality-control the cleaning and vendor bench ourselves, and we run quarterly quality inspections. Cleaners are scheduled automatically from the booking calendar, so a same-day turnover does not depend on someone remembering to text. Guest cleaning fees pass straight through to the cleaner; we do not take a percentage of them. If a clean falls short, we sort it out with the guest and the cleaner, not with you.

What reporting do you get as the owner?

You get a monthly owner statement from Hospitable that reads like a statement, not a spreadsheet: bookings, revenue, fees, pass-through costs and your net. Every quarter we add performance recommendations: what we changed, what we would change next and why. You can also see the live calendar and reservations at any time, because the listing is in your account. Expenses over $75 appear with the approval you gave them. If a number on the statement is unclear, one of us explains it, not a help desk.
