The fee basis

What the fee applies to, and what it never touches

Percentage of host revenue after the platform's host service fee, excluding guest cleaning fees. Pet fees are commissionable. Cleaning fees pass through to the owner's cleaner.

The fee is never charged on

  • Lodging and occupancy taxes
  • Security deposits
  • Guest refunds and adjustments
  • Cleaning fees passed through to the cleaner

It matches your Hospitable owner statement, so you can check the math every month.

Setup fees

The setup fee, and why it exists

The setup fee pays for real work delivered before the first booking: the listing build or takeover, the pricing model, photography coordination, the smart lock and supplies, the house manual and guest messaging, and registration and tax setup. It is scoped in writing before you sign.

  • Due in full at signing. Work begins when the payment clears.
  • One-time. There is no renewal fee.
  • Second and later listings from the same owner receive 25 percent off the setup fee.
  • Taking over an existing listing: $1,500 with Remote Performance, $2,000 with Full-Service.
  • A new launch: $2,500 to $3,500 with Remote Performance, $3,500 to $5,000 with Full-Service.

Owner protections

What you keep, in writing

Stated plainly here and set out in the agreement.

  • You keep ownership of the listing, control of your payouts and the final say.
  • No material work before a signed agreement and a cleared setup fee.
  • Expenses over $75 need your approval before they are spent.
  • An owner-use allowance for your own stays, set per property in the agreement.
  • Clear exit terms on both sides, set out in the agreement.
  • Your own short-term rental insurance covers the property. We coordinate claims; we do not insure the home or its guests.
  • Revenue figures in Fit Reviews and proposals are estimates from market data, never guarantees.

Where the fee goes

What the percentage buys

A professional pricing model repriced daily. Guest communication with people behind it, not a call center. Turnover coordination that does not depend on someone remembering to text. Review management. Compliance kept current. A statement you can read. And, under Full-Service, a local operation we build and manage for you.

Cheaper exists. A manager who leaves your pricing static can cost you more than the points you saved. Our job is to make the net number after our fee bigger than your net number without us, and if we cannot credibly project that, we tell you not to hire us.

FAQ

Pricing questions

What counts as net host revenue?

Net host revenue is what you actually receive for a stay after the platform's host service fee, excluding guest cleaning fees. Our percentage applies to that number and never to taxes, security deposits, refunds or the cleaning fees that pass through to your cleaner. Pet fees count as revenue, so they are included. It matches the figures on your Hospitable owner statement, so you can check the math every month. You pay on what you receive, not on what the guest was charged.

Why is there a setup fee, and when is it due?

The setup fee pays for real work delivered before the first booking: the listing build or takeover, the pricing model, photography coordination, the smart lock and supplies, the house manual and guest messaging, and compliance. It is due in full at signing, and work begins when the payment clears. Taking over an existing listing is $1,500 with Remote Performance and $2,000 with Full-Service; a new launch runs $2,500 to $3,500 with Remote Performance and $3,500 to $5,000 with Full-Service, depending on scope. Second and later listings from the same owner get 25 percent off the setup fee. It is one-time and scoped in writing before you sign.

What does Remote Performance not include?

Remote Performance runs everything that can be done from a screen and leaves the physical work to your local contact. It does not include on-site emergency response, routine property visits, supply delivery and restocking, lockout visits, handyman labor, trash and snow, waiting on site for vendors, in-person guest support or inspections beyond an optional paid visit. You name a local contact for physical response, such as your cleaner, a handyman, a neighbor or a home-watch service, or we establish one with you during setup. When a visit from us is the right answer, it is $95 per visit, agreed in advance. If you would rather we run the local operation too, that is Full-Service.

Why does Full-Service cost more than Remote Performance?

The difference buys the local operation. With Full-Service we establish and manage the cleaner and vendor bench, coordinate emergency dispatch and maintenance, oversee supplies and restocking, run quarterly quality inspections, manage local access and handle in-person troubleshooting through our field network. With Remote Performance that layer stays with you and your local contact. Both are real options, and the right one depends on whether you have someone local you trust. Complex homes, such as those with a pool, a hot tub, a dock or 6 or more bedrooms, are quoted individually in the Fit Review.

Can money be spent on the home without your approval?

Not above $75. Any expense over $75 needs your approval before it is spent; smaller items, such as a lightbulb or coffee filters, are handled so a guest is never waiting on a sign-off. Materials for supplies and restocking are at your cost and appear on your monthly owner statement. Larger repairs get a quote and your written yes first. You see every line, every month.

Will any work start before the agreement is signed?

No. Nothing material happens before a signed agreement and a cleared setup fee, which protects your home and our time. What you do get before signing is the free Fit Review: a realistic revenue range labeled as an estimate, which package fits and why, the highest-impact improvements and a clear yes, no or not yet. If you want the full workup first, the $350 Property Analysis goes deeper and is credited to your setup fee if you sign within 60 days. The listing itself is the deliverable, so it is built after you sign.
