What these terms cover

These terms govern your use of beaconstayco.com (the “site”), operated by Beacon Stays LLC, a Massachusetts limited liability company (“Beacon Stays”, “we”, “our”). By using the site you agree to them. If you do not agree, please do not use the site.

These terms cover the site only. Co-hosting services are provided under a separate written agreement between Beacon Stays and the property owner. Nothing on the site creates that agreement, and nothing on the site changes its terms.

The site is information, not advice

The site describes our services, our packages and how we work, and it publishes general information about short-term and mid-term rentals in New England, including summaries of registration, tax and local rules. That information is general, may be out of date and is not legal, tax, insurance or financial advice. Rules change and vary by state and town. Verify the current rules for your property with the relevant authority or a qualified professional before acting on anything you read here.

No promise of revenue

Any revenue figure on the site is either an estimate from market data or a result from a named property for a stated period. Estimates are not predictions for your home. Results from one property are not a projection for another. We make no warranty or guarantee of revenue, occupancy, nightly rates, ratings or any other outcome, on the site or anywhere else, and no statement on the site should be read as one.

Forms and the Property Fit Review

When you submit a form, you agree that the information is accurate and that you are entitled to share it. If you refer a property owner, you confirm that the owner has agreed to hear from us. Submitting a form or requesting a Property Fit Review does not create a co-hosting agreement or any obligation on either side. The Fit Review is a complimentary snapshot from market data and listing signals, offered at our discretion, and we may decline to provide one.

Acceptable use

You agree not to use the site to send automated or bulk submissions, to scrape or harvest content or personal data, to attempt to bypass Turnstile or any other protection, to interfere with the site or its infrastructure, or to submit false, misleading or unlawful information. We may block access to anyone who does.

Our content

The text, photographs, logos, design and other content on the site belong to Beacon Stays or are used with permission. Photographs are of real properties and real people and may not be reused without our written permission. You may view and print pages for your own, non-commercial use. Nothing else is licensed.

Third-party sites and tools

The site links to and uses third-party services, including booking platforms, Microsoft Bookings for scheduling, and analytics tools. Those services have their own terms and privacy practices, and we are not responsible for them. A link is not an endorsement.

Disclaimers

The site is provided as is and as available. To the fullest extent permitted by law, we disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose and non-infringement, and we do not warrant that the site will be uninterrupted, error-free or free of harmful components.

Limitation of liability

To the fullest extent permitted by law, Beacon Stays and its members, managers and agents are not liable for any indirect, incidental, consequential, special or punitive damages, or for any loss of revenue, profit or data, arising from your use of the site or reliance on its content.

Privacy

Our privacy policy explains what we collect through the site and how we use it. It is part of these terms.

Changes

We may update these terms, and we will show the effective date at the top. Your continued use of the site after a change means you accept the updated terms.

Governing law

These terms are governed by the laws of the Commonwealth of Massachusetts, without regard to its conflict-of-law rules. Any dispute arising from the site will be brought in the state or federal courts located in Massachusetts, and you consent to their jurisdiction.
