Privacy policy
Who we are
Beacon Stays LLC (“Beacon Stays”, “we”, “our”) is a Massachusetts limited liability company based in Worcester, Massachusetts. We operate beaconstayco.com (the “site”). This policy explains what we collect through the site, how we use it and the choices you have. It covers the site only; the information we handle for owners under a co-hosting agreement is governed by that agreement.

What we collect
Information you give us. When you request a Property Fit Review, refer an owner, download a guide or contact us, you may provide your name, email address, phone number, the property address, bedroom and bathroom counts, the home’s current status, notes you choose to add and, on a partner referral, the owner’s name and contact details.
Information collected automatically. When you visit the site we and our service providers collect technical data: IP address, browser and device type, pages viewed, the page you arrived from, the time of your visit and, where present in the link you followed, campaign parameters (UTM source, medium, campaign, term and content). Form submissions also record the landing page and the referrer so we can learn which channel produced the inquiry.
Bot protection. Cloudflare Turnstile runs on our forms to tell people from automated traffic. It analyzes signals from your browser and may set a cookie; it does not ask you to solve puzzles.
How we use it
- To respond to your request: schedule and prepare a Fit Review, handle a referral, send a guide or answer a question.
- To run the business: keep a record of inquiries, follow up, and understand which channels bring owners to us.
- To improve the site: analytics and session recordings show us where pages are slow or confusing.
- To send marketing email, only if you asked for it (see Marketing email below).
- To protect the site and our systems from abuse, and to meet legal obligations.
We do not sell personal data, and we do not share it with third parties for their own marketing.
Where your information goes
Form submissions are sent to a Cloudflare Worker that we control. The Worker validates the submission, verifies the Turnstile token, stores the submission in a list in our Microsoft 365 workspace (SharePoint) and sends email notifications and your confirmation through Microsoft 365. Our service providers process data on our behalf under their own terms and security commitments:
- Cloudflare (hosting, the Worker, Turnstile, network security)
- Microsoft (Microsoft 365: SharePoint storage, email, Microsoft Bookings for scheduling, Microsoft Clarity for analytics)
- Google (Google Analytics 4)
We may also disclose information when the law requires it, to protect our rights or safety, or as part of a sale or reorganization of the business, in which case this policy continues to apply to the information transferred.
Analytics and cookies
We use Google Analytics 4 and Microsoft Clarity to understand how the site is used. Google Analytics sets cookies and collects usage data such as pages viewed and approximate location. Microsoft Clarity records sessions, including mouse movement, scrolling and clicks, to show us how pages behave; text you type into form fields is masked in those recordings and is not captured. Fonts are hosted on our own domain, so no font request goes to a third party.
You can block or delete cookies in your browser settings. You can opt out of Google Analytics with Google’s browser add-on, and you can learn about Clarity’s data handling in Microsoft’s privacy statement. Blocking cookies does not stop the site from working.
Marketing email
We send marketing email only to people who asked for it: by checking the consent box on a form, by downloading a guide, or by telling us directly. Every marketing email includes a one-click unsubscribe link, and we honor it promptly. Emails that respond to your request, such as a Fit Review confirmation or a scheduling message, are not marketing and are sent as part of the service you asked for.
How long we keep it
We keep inquiry records for as long as we have a business reason to, such as an open conversation about a home or a referral in progress, and then for the period our records policy or the law requires. Analytics data is retained for the period set in each tool. You can ask us to delete your information at any time (see Your choices).
Your choices
- Access, correction and deletion: email leads@beaconstayco.com and we will tell you what we hold, correct it or delete it, subject to any record we must keep.
- Marketing: unsubscribe with one click in any marketing email, or email us.
- Cookies: adjust your browser settings or use the opt-outs above.
- Session recordings: tell us if you prefer your sessions not be recorded and we will exclude you where the tool allows.
Security
Credentials for our systems are held server-side and never in the site’s code. Forms are protected by Turnstile and rate limiting, and the connection to the site is encrypted. No method of transmission or storage is perfectly secure, and we cannot promise absolute security.
Children
The site is for property owners and their advisors. We do not knowingly collect information from anyone under 18, and we delete it if we learn we have.
Changes
We update this policy when the site or our practices change, and we show the effective date at the top. Material changes are noted on this page.
