Seasonality is visible in the chart: the summer and fall months carry the year. Paid out to the owner is the platform's payout after its host service fee, including the guest cleaning fee that passes through to the cleaner. The average nightly rate is accommodation revenue per hosted night, after discounts and before the platform fee.
Lakefront 5-bedroom, Worcester
The home, and how we run it
The home
Five bedrooms on Indian Lake, in Worcester, sleeping 10 to 12 across 6 beds, with 2 bathrooms. It is pet-friendly, with a kayak, a hammock and a fire pit at the water, and a resident bald eagle family is often seen over the lake.
Why we ran it ourselves first
We wanted to know the business before we asked anyone to pay us for it. The pricing model, the guest messaging, the turnover checklists and the smart lock were set up here and refined here. When a guest message arrives at 10 pm, it still reaches us the same way it reaches us for every owner’s home.
What we set up
- Pricing: PriceLabs, repriced daily, with floors and seasonal rules set for a lake market.
- Guest communication: Hospitable automations for the routine, Kyle and Angelica for the rest.
- Turnovers: Turno checklists for every clean.
- Access: a smart lock through Hospitable and Seam.
- Channels: live on Airbnb.
- Compliance: Massachusetts registration and Worcester’s local requirements set up and kept current.

Guests, in their own words
Owner stories follow as owners clear them. Until then, two public Airbnb reviews of the home we run ourselves.

“Kyle and Angelica were great hosts! They were very proactive and went above and beyond in helping us make the most of our stay.”
“The hosts were very responsive, flexible and very pleasant. The house was as described, clean and well equipped.”
What this means for your home
A lake home with a summer peak is not a Cape cottage or a ski condo, and the model is tuned per market. The Fit Review gives you a realistic range for your own home, labeled as an estimate, and an honest yes, no or not yet.
Results from one property are not a projection for another. Revenue figures are never guarantees.
