Beacon Stays co-hosts short-term and mid-term rentals across Massachusetts from our base in Worcester, where we run our own lakefront rental and the homes of a small number of owners. Our Remote Performance package handles pricing, listings, guest messaging, tax setup and reporting from here while your own cleaner and handyman handle the home, and Full-Service adds cleaning and vendor coordination for homes within our reach.

Registration, lodging taxes and local rules in Massachusetts

Compliance is part of the service: state registration, lodging and occupancy taxes, town permits and inspections. We confirm the current rules for your town before launch.

We are verifying the current rules for Massachusetts against the state revenue department and the town sites before publishing them here. Ask in the Fit Review and we walk you through what applies to your town, with the sources.

How it works from Worcester

How we co-host a home in Massachusetts

Remote Performance, from 20 percent of net host revenue, is built for homes beyond our daily reach.

  • You keep local hands

Your own cleaner and handyman, or a local contact we establish with you during setup, handle turnovers and repairs on the ground.

  • We run everything else

Pricing repriced daily, the listing, every guest message, reviews, cleaning coordination through Turno, tax setup and the monthly statement.

  • We say so when a home needs more

If a Massachusetts home needs more on-site presence than this model gives it, the Fit Review says so plainly rather than taking it on.

FAQ

Co-hosting in Massachusetts, answered

Who co-hosts short-term rentals in Massachusetts, and where is Beacon Stays based?

Beacon Stays co-hosts short-term and mid-term rentals across Massachusetts, and we are based in Worcester, Massachusetts, where we run our own lakefront rental. For homes beyond an easy drive, our Remote Performance package runs the pricing, listing, guest messaging, tax setup and monthly reporting from Worcester while your own local cleaner and handyman handle the turnovers and repairs, coordinated and checked through our systems. We do not claim a presence we do not have: if your home needs more hands on site than that model provides, we say so in the Fit Review.

What does co-hosting cost in Massachusetts?

Remote Performance starts at 20 percent of net host revenue and Full-Service starts at 25 percent. Net host revenue is what you receive after the platform's host service fee, excluding guest cleaning fees, so the fee tracks what the home actually earns. The 30-minute Property Fit Review is free, and the $350 Property Analysis is credited to your setup fee if you sign within 60 days. The exact percentage for your home is quoted in the Fit Review, not guessed from a web page.

Do I have to register my Massachusetts short-term rental with the state?

Yes. Every short-term rental operator in Massachusetts registers each property with the Department of Revenue, posts the certificate in the home and gives the number to the platform that lists it, even if the home is rented only a few nights a year. The platform collects and remits the state and local taxes on the bookings it takes, and we check that your listing is configured so that actually happens. Town rules sit on top and differ by town: Boston, Cambridge and Barnstable each run their own registration, so we confirm your town's requirements during onboarding.
