Beacon Stays co-hosts furnished mid-term stays in Boston proper and short-term rentals on the North Shore and South Shore from our base in Worcester, Massachusetts, about an hour west of the city. Boston's ordinance keeps short-term rentals to owner-occupied homes, so for investor-owned condos and multi-families in the city we run furnished stays of a month or longer, while on the coast north and south of the city our Remote Performance package runs classic short-term rentals with your own local cleaner and handyman.
Based in Worcester, Massachusetts, serving property owners across all of New England.

- Seasonality
- A year-round city market with a summer coast: the North Shore and South Shore towns peak in summer while Boston proper fills across the year, which is why the city side of this market is framed as mid-term.

FAQ
Co-hosting in Greater Boston and the South Shore, answered
Who co-hosts rentals in Greater Boston, and where is Beacon Stays based?
Beacon Stays co-hosts rentals across Greater Boston, and we are based in Worcester, Massachusetts, about an hour west of the city; we have no Boston office. In the city we run furnished mid-term stays, and on the North Shore and South Shore our Remote Performance package runs short-term rentals, handling pricing, listing, guest messaging, tax setup and monthly reporting from Worcester while your own local cleaner and handyman do the turnovers and repairs, coordinated and checked through our systems. The Fit Review tells you which model fits your building and your town.
Can I run a short-term rental in Boston if I do not live in the building?
No. Boston's ordinance allows short-term rentals only in owner-occupied homes, registered with the city, so an investor-owned condo or multi-family in the city cannot be rented by the night. The lawful lane for those homes is furnished mid-term stays of a month or longer, which is how we frame Boston proper, and we set the minimum stay and the tax configuration so the home stays on the right side of both the city ordinance and the state excise. On the North Shore and South Shore the picture is different and depends on the town, so we check it in the Fit Review.
What does co-hosting cost, and what do Greater Boston rentals earn?
Remote Performance starts at 20 percent of net host revenue and Full-Service starts at 25 percent, the 30-minute Property Fit Review is free, and the $350 Property Analysis is credited to your setup fee if you sign within 60 days. By BNBCalc market data, October 2026, average earners across the Greater Boston market area took in $71.3k a year at 50% occupancy and a $337 average nightly rate, and the median 3-bedroom earned $76.2k; top earners with 4-plus bedrooms, the top quartile of listings, had a median of $124k, with Scituate leading the sub-areas at $172k. None of this is a promise for your home; the Fit Review sets expectations for your specific property.
